The Schofields Estate 01 Preferred Equity Fund is seeking to raise up to $14,100,000 from wholesale investors for the development of a 132-lot land subdivision project in Schofields. The Funds is offering a 14% p.a. Fixed Annual Return with 7% p.a. paid monthly in arrears, and 7% p.a. paid at project completion OR 16% p.a. with the First Payment paid in 12 Months and Second (Final) Payment paid at project completion. The investment term is 19 months.
The project is located 900 metres from Schofields Train Station and will feature 132 free-standing, three, four and five-bedroom homes. The Development Application is compliant and in the final stages of approval. The homes, some of which have an attached secondary dwelling, have been designed to cater to those seeking multi-generational living or a high-yielding investment. Castle Group settled the Site in July 2024.
According to data from Pricefinder 2024, the median house price in Schofields for the 12 months ending September 2024 was $1,270,000, marking a 4.1% increase from the previous year. Over the same period, Greater Sydney’s median house price rose by 47.3%, while Schofields experienced a 58.8% increase, outperforming Greater Sydney by 24%.
In June 2023, the population in the suburb of Schofields was 19,205. By 2046, the ABS forecasts the population to grow to 46,900 – a 144% increase.
The project is located at 30-32 Advance Street, Schofields and is 900 metres from Schofields Train Station and Schofields Village. The Project is 3.5km from the Tallawong Metro Station. There are future plans to connect the Aerotropolis metro line with the Tallawong – Sydenham line via Schofields. The Project is less than 10 minutes from key amenities including public and private schools, Rouse Hill Town Centre and Rouse Hill Hospital which is due for completion in 2028.
