The Southwest Estate 03 Preferred Equity Fund, a wholesale fund, is seeking to raise up to $11,600,000 from investors to develop a 117-lot DA-approved land subdivision project in Austral. The development is adjacent to the Fifteenth Avenue Smart Transit (FAST) Corridor and just15 minutes from the Aerotropolis expected to open in 2026.

The Southwest Estate 03 Preferred Equity Fund is seeking to raise up to $11,600,000 from wholesale investors for the development of a DA-approved 117-lot land subdivision project in Sydney’s southwest. The Fund is offering a 14% p.a. return, 7% p.a. of which is paid monthly and 7% p.a. of which is paid at project completion.
The Fifteenth Avenue Smart Transit (FAST) Corridor will front the site of the project, providing a direct link to the Aerotropolis and the future Western Sydney International (Nancy-Bird Walton) Airport expected to open in 2026. The average land size for the project is from 300 to 450 square metres. Of the 117 lots, 71 lots were pre-sold already.
In 2023, the Austral housing market outperformed the Greater Sydney average housing market by 13.5% compared to 11.6% in Greater Sydney. Austral is a consistently strong performer of land prices seeing an increase of 58% between 2018 to 2024.
In June 2023, the population in the suburb was 13,567. By 2041, the ABS forecast the population to grow to 68,771 – a 407% increase.
The Western Sydney Aerotropolis – 13 minutes from the project – is set to become a thriving economic centre, building a stronger future for Western Sydney. Located around the new Western Sydney International Airport at Badgerys Creek, the Aerotropolis will focus on advanced manufacturing, technology, research, training and education, freight, agribusiness, and mixed-use development. At its heart will be Australia’s newest city— Bradfield City Centre. More highly skilled jobs will become available closer to home for all Western Sydney residents. This includes new opportunities in emerging industries such as advanced manufacturing, quantum computing, artificial intelligence, aerospace and defence, high-tech food production, and pharmaceutical manufacturing.
