Vineyard Estate 01 Preferred Equity Fund is seeking to raise up to $4,000,000 from wholesale investors to repatriate to Castle Group part of its equity in two development Sites located on Windsor Road, Vineyard. The Sites have been sold unconditionally with a 9-month settlement.Vineyard Estate 01 is a highly derisked Fund with Guardian Funds holding preference shares in the landholder entities as well as personal and company guarantees from the Director until the final settlement of the two land parcels concludes.

The Fund will have two return options:
Option 1 – 14% p.a. Fixed Return with 7% Paid Monthly in Arrears and 7% Paid on Fixed Maturity Date, OR –
Option 2 – 15% p.a. Fixed Return Paid on Maturity Date. Fixed Maturity Date: 28 January 2026 or Land Settlement Date (whichever comes first).
The Land is located on 567 and 627 Windsor Road, Vineyard, a sought-after location in Sydney’s Northwest, with both within close proximity to Vineyard Public School and Carmel Village Shopping Centre.
With the commencement of the RBA Cash rate easing cycle, further interest rates cuts are likely in 2025 which will have positive impacts on the property market.
